007 IN A FIX OVER TOWNHOUSE

Sean Connery's downstairs neighbors are proving to be a bigger headache for the former James Bond than Dr. No, Blofeld and Goldfinger combined.

The lawyer for the actor's family was in Manhattan Supreme Court yesterday as Justice Marcy Friedman tried to find out why Dr. Burton Sultan called cops on Connery's construction crew last Friday.

The neighbors have been battling for the past six years over repairs on the East 71st Street townhouse, which they share, filing numerous suits against each other, including one in which the Sultans called Connery a "rude, foul-mouthed, fat old man."

The two sides had reached an agreement in April, but the truce didn't last long.

Connery lawyer Robert Lynn said workers were erecting scaffolding in the rear of the building to work on the roof when the Sultans twice called cops on them.

"This was the work that had been ordered by the court?" Friedman asked.

"Yes, your honor," Lynn replied.

The Sultans maintain the workers were trespassing in their back yard.

Lynn said now the contractors are refusing to proceed for fear they'll get arrested.
